Community Engagement
The Hamm’s Brewery Project is an ambitious community-driven plan to transform an underutilized former industrial site on the East Side into a vibrant and walkable community asset for the entire neighborhood to enjoy.
The Hamm’s Brewery project will restore the vitality of this historic neighborhood landmark by bringing affordable family-friendly units and new neighborhood amenities, such as community gathering spaces indoors and out.

Public Benefits
Affordable Housing: A Stronger Focus on Families
This development will add 180 units of affordable housing for individuals and families with low to moderate incomes. We have updated the plan to specifically focus on increasing the total number of affordable, family-friendly housing units. The unit mix prioritizes larger configurations, including 1, 3, and 4-bedroom units, as they are currently the most sought-after options.
● The East End apartments (new construction) will feature 110 units that are 1, 2, and 3-bedroom sizes.
● The West End housing (historic rehabilitation) will offer 70 affordable 1, 2, 3, and 4-bedroom units, along with tenant amenities, including underground parking beneath the East End.
Historic Preservation
Renovation of the remaining brewery buildings recognizes the significant contribution the Hamm’s Brewery made to the development of the East Side. Attaining historic designation was a critical milestone for the project, as it ensures protection for the existing buildings and helps preserve them well into the future. We continue to focus on adaptive reuse to create new uses for these important symbols of the East Side’s history and leverage historic tax credits to help finance the substantial costs of cleanup and adaptive reuse.
Community Activations and Programming
The project no longer includes a commercial marketplace, which alleviates potential concerns voiced by current on-site and nearby businesses. Rather than devoting a significant portion of the historic building to commercial use, we plan to incorporate public-facing programming and activations, such as pop-up markets and entertainment, to engage residents and the community and support the local economy.
Community Gathering Spaces
Redevelopment plans include shared indoor and outdoor communal areas, which we view as important elements for cultivating and strengthening community connection. Uses may include community meetings, musical performances, art exhibits, and other activities.
Connectivity
We continue to refine the designs for the greenspace on the Western edge of the complex, emphasizing connections to Swede Hollow Park and the Bruce Vento Trail (BVRT) to maximize opportunities for residents and visitors to connect and engage with the adjacent green spaces. This prioritization includes opening the access point between the brewery and the BVRT and creating an accessible path to link the lower elevation of the trail with the complex.
Open Green Space
The proposed project features restored green space, including space for community events, gatherings, and recreation. The project will provide direct connections to the adjacent Bruce Vento Regional Trail and Swede Hollow Park from the brewery complex for both cyclists and pedestrians.
